We have an exciting opportunity to join Cross Keys Homes as a Sales Executive to sell Resale Shared Ownership properties and manage Staircasing transactions.

The role is responsible for the marketing, release and sale of Resale Shared Ownership homes, liaising with both the vendor and purchaser and interim and full staircasing transactions.

We are looking for someone who has strong administrative skills as you will be tasked with undertaking your own admin, sales progression and marketing for these homes.

Hours of work: Monday – Friday 9am – 5pm plus potential weekend work for open days. Home based with some travel required. 

We are looking for someone to:

  • Be the day-to-day sales customer contact for our resale transactions, can assess eligibility and affordability, arrange viewings and guide customers through the sales process ensuring they have an excellent service experience
  • Upload properties to our property portals, create Memorandum of Sales, issue formal offers, create Key Information Documents, creating and issuing completion statements, look at historical files to try and assist with solicitors enquiries, understand lease documents
  • Conduct property viewings and providing detailed information about the homes, if required for new-builds
  • Build and maintain relationships with customers, ensuring a high level of customer satisfaction
  • Ensure all income and related targets are exceeded, and to provide consistent excellent customer service to our residents at all stages of the journey
  • Ensure they have comprehensive, up-to-date product/market knowledge for shared ownership to provide the highest possible standards of customer service. Including being able to overcome objections and optimising sales performance.
  • Process applications and assess affordability according to HCA/LA criteria; issue offers, sales confirmations, instruct solicitors; guide/update customers through the conveyance/mortgage processes, ensuring an excellent customer journey whilst achieving prevailing targets/KPI’s.
  • Work closely with internal colleagues both team members and other departments as well as external third parties to ensure that the conveyancing process is progressed as quickly as possible.
  • Monitor and provide accurate up to date reports on all matters regarding sales to the Sales Manager and internal/ external partners, as and when requested
  • Ensure all sales information is up to date and recorded accurately on websites, internal systems and other digital platforms. 
  • Ensuring valuations are kept up to date on all Resale and Staircasing transactions
  • Liaise with the Sales Manager to assist with responding to general enquires and complaints in a clear and concise manner.
  • Help simplify complex legal matters as appropriate to guide purchasers through the home buying process, resolve customer issues when needed and prevent complaint escalation.
  • Produce regular sales reports on resale homes and staircasing transactions for the Sales Manager.
  • Ensure sales data is input correctly on all databases, all files meet auditory requirements and  are completed accurately to allow for inputting onto the IMS/database.
  • Aid the advertisement and marketing of properties for sale, using different methods of marketing communications, which best suit current market conditions and demographics
  • To maintain and update the home-owner procedures, other appropriate guidance, and related standard letters and pro-formas.

Requirements:

  • Full valid UK driving license and use of a car for business purposes.
  • Proven computer/excel skills and administrative skills
  • Excellent verbal and written communication skills. Ability to work on own initiative, plan, prioritise and assume responsibility for target delivery.
  • Be able to display a flexible, creative and responsible approach to team working/priorities. 
  • GCSE grades at A – C or equivalent to include maths and English
  • Displays an empathetic, tactful and professional approach to customers and colleagues
  • Intermediate level working understanding of Microsoft Word and Excel packages.
  • A sound understanding of the wider property and mortgage markets/products, the property sale conveyancing process.
  • A sound understanding of the HCA s Capital Funding Guide and affordability guidance.
  • Experience of working to and achieving targets.
  • Have strong administration and organisation skills

*This role is focused on post-sales transactions but there will be times where viewings and completions will need to be covered for our new-build colleagues. This role is working from home, liaising with vendors and purchasers and helping shared owners purchase more of their home.
